  • PreConstruction Schedule Development

Construction Management

  • Construction Management is a professional service that applies effective management techniques to the planning, design, and construction process of your project for the purpose of controlling time, cost, and quality. An Owner wishing to utilize the Construction Management approach can realize many benefits. Chief among them is the opportunity to interject David Brooks Enterprises’ extensive construction expertise early into the planning and design process. This early involvement allows your project to be “fast-tracked”, while controlling the project costs and delivering the desired quality.
  • Selecting David Brook Enterprises’ Construction Management services can be instrumental in assuring the success of your next construction project. These services come in two primary forms.
    • Construction Management (Agency) – The Construction Manager acts as your principal agent to advise on, or manage, the project from conception to completion. Under this approach David Brooks Enterprises will not hold individual sub-contracts, and therefore carries no fiduciary responsibility for the project.
    • Construction Management @ Risk (CM@R) – Under this delivery method David Brooks Enterprises provides professional management assistance on constructability, budget and cost control, and schedule considerations during the planning and design phase. We then develop a Guaranteed Maximum Price (GMP) and proceed with construction activities similar to a traditional General Contractor.
    By utilizing Construction Management services the planning, design, and construction process will maximize your control over the project’s scope, quality, time, and cost. We have demonstrated and measurable experience that the Construction Management approach is superior to the traditional Design-Bid-Build, or “hard bid” approach, in controlling cost and reducing construction time while delivering a higher satisfaction level on every quality measurement.
